Selling: We are pleased to handle the re-selling of Spanish properties and do so subject to all the proper checks which should be made to ensure that they have the correct and valid building licences, there are no debts on the property etc. The re-sale will be extensively advertised, thus obtaining a wide coverage to give the owner(s) the best possible chance of success in selling.
Finance: We arrange finance for properties with a wide number of lenders, mainly in Spain. Mortgages in Spain are certainly available; now only on a full status basis. The maximum percentage of Loan to Value available is different depending if the purchaser is resident or non-resident in Spain.
Currency: One of the most neglected, and thereby costly, aspects of property transactions in Spain is that of the exchange of money. This can be when buying or selling, usually involving pounds/euros, but equally applicable to a whole host of other currencies. Many people still rely on their banks for making transfers of capital, whereas considerably better rates of exchange are usually available through specialist Currency Houses. We have made a detailed study of the different services and rates offered by many such companies and we chose some while ago Excel Currencies, used profitably by our clients for a long period of time. Recovery of Monies: We have been instrumental in recovering in total several million euros for purchasers who had paid over money, but whose Spanish properties were either never built or not completed. We are also in detailed contact with Spanish lawyers with the aim of recovering monies for purchasers who used certain old-style mortgages on which compensation is likely to be forthcoming because of recent legislation in purchasers’ favour.
Rental: We work with companies which specialise in the renting out of Spanish properties. This is part of our ancillary services which relate to those clients who have one or more properties to rent out, some of which are on the basis of the equivalent to the UK’s Buy-to -Let.
